The “Income House” Project

In October, we welcomed a new partnership with Income House — a striking example of how three small construction companies in Georgia, discovered through Facebook, united under a shared vision and secured a 6-hectare plot of land for the first stage of the project bearing the same name.

This collaboration demonstrates how talented people can form cooperatives and become partners based on shared values and goals. By combining their collective expertise and a common mission, the Income House project highlights the strength of partnership in creating sustainable, community-focused developments.

Innovations in Modular Home Construction

Innovative technology for building modular houses The construction utilizes multiple layers and concrete slabs, resulting in high strength and good insulation of heat and noise. On the outside, a diffusion membrane is placed on the frame, which allows vapor diffusion but prevents the passage of moisture. The wall is then sheathed with 12mm thick cement-bonded particleboard (CBC). The particleboard is an environmentally friendly material.

Technology for the construction of a low-slope roof for installing a 35 kW solar power station

A schematic sectional drawing illustrates the eight-module composition with a gradual height increase from 3.000 m (Module 1) to 3.800 m (Module 8), using interconnected modules of 2.4 × 13 m each.

The current design represents a smooth, gentle rise: a total elevation difference of 0.8 m over 104 m of building length, resulting in a very shallow slope (≈0.77%). This configuration is convenient for construction and module alignment but does not create a visually noticeable roof incline.

Modular Home Delivery and International Shipping Standards

Снимок экрана 2025-11-02 в 4.40.47 PM.png

The delivery of modular homes, including those assembled from prefabricated structural blocks, is designed for maximum efficiency and safety during international transport. Each module or block is factory-produced, pre-finished, and ready for rapid on-site assembly.

For international delivery, modules are typically transported by truck, rail, or sea freight in compliance with ISO container standards. The maximum dimensions of a single transportable block for international shipping are as follows:

  • Length: up to 12.0 meters (40 feet)

  • Width: up to 2.4–2.5 meters (standard container width)

  • Height: up to 2.8–3.0 meters

  • Weight: generally up to 20–25 tons per module, depending on the structural system and finishing materials.

Larger structures can be divided into multiple sections and assembled on-site within 1–3 days, maintaining full structural integrity and energy efficiency according to the Passive House Standard.

Optional delivery includes:

  • On-site installation by a certified assembly team;

  • Customs and logistics documentation;

  • Transport insurance and tracking.

This approach allows homeowners and developers to receive fully functional, eco-efficient housing units anywhere in the world with minimal construction time and predictable costs.

Global Trends in Modular Home Manufacturing: 2025–2030

The modular housing industry is entering a new era of innovation and sustainability. Around the world, modular construction is becoming a key solution to the growing demand for affordable, energy-efficient housing. Between 2025 and 2030, the sector is expected to focus on eco-friendly materials, digital production technologies, and energy-neutral building concepts.

A major driver of this transformation is the Passive House Standard — a rigorous energy-efficiency benchmark originating from Europe. Passive House buildings consume up to 90% less heating and cooling energy compared to traditional homes. They achieve this through advanced insulation, airtight construction, heat recovery ventilation, and optimized solar gain. By integrating these principles into modular production, manufacturers can deliver high-quality, factory-built homes that meet global climate goals and provide long-term comfort and affordability.

A house made of concrete, panels, or modules? When it’s built to the Passive House standard, it doesn’t matter — the interior and atmosphere always impress with their warmth and comfort!

Attention! Please also review and apply the "Assumptions" used to adjust the Construction Protocol for the temperatures in Georgia!

Here are some countries and regions where the Passive House standard is already being applied, including in modular or off-site construction contexts:
  • United Kingdom — For example, a volumetric modular housing development in Cardiff was built to the “Passive House Plus” standard using off-site modular units. unlocknetzero.co.uk+2Offsite Hub+2

  • Spain — Prefabricated modular houses built to the Passive House standard are available on the Spanish market. idealista.com

  • Sweden / Scandinavia — A Swedish-based factory is producing timber-frame modular wall sections designed to the Passive House standard for export. scanhome.eu

  • Germany & broader central Europe — Germany is a foundational region for the Passive House standard and has many certified buildings and localities that adopt the standard in legislation. passivehouse-international.org+1

If you like, I can check modular-specific implementation of Passive House in a broader list of countries (e.g., Canada, USA, Australia, Eastern Europe) and send you a table with country, status, and number of certified modular Passive House units.

Prices for modular homes in different countries around the world:

Here’s a table summarizing approximate modular home build-costs per square metre (in USD) for various regions, along with what typically is included and what may be extra costs.
These are ballpark figures only — actual cost depends heavily on specification (basic shell vs turnkey), site conditions, transport, finish quality, and regional labour & materials.
