By combining their collective expertise and a common mission, the Income House project highlights the strength of partnership in creating sustainable, community-focused developments.

Our building assemblies form an airtight structure with two continuous layers of high-performance insulation, creating exceptionally efficient wall systems (U-values 0.15 / 0.30).
The absence of thermal bridging and the uninterrupted insulation layer ensure complete thermal stability for the smart building envelope, allowing you to sell any surplus heat or energy back to us and receive a steady additional income.

It is specifically designed for residential buildings (1–5 storeys) and is well suited to large-scale housing developments in different countries. All panels and structural elements are 100% factory-manufactured, delivered to the site, and assembled into a complete home within just a few weeks.
Homes built with fibre-cement SIP panels are highly durable, with seismic resistance of Grade 7–8, and comply with typhoon resistance Class 16 or 17. They are capable of lasting for centuries with minimal maintenance and without structural issues.

We manufacture high-performance/ Cement–particle boards SIP panels featuring a rigid polyurethane (PUR/PIR) insulation core combined with a thermoset-bonded structural board. Both faces of the panel are reinforced with an integrated fibre-cement outer layer, providing exceptional durability, impact resistance, and long-term structural stability.

We offer 50 private homes in the Scottish style, built from panels to the Passive House standard, available in two sizes — 50 m² and 100 m² — with a rent-to-own option. Each home can be assembled like a LEGO set and, if desired, expanded at any time by an additional 50 m².
Each home can also be purchased via a 24-month instalment plan, with prices ranging from USD 80,000 to USD 130,000 (including land plot). All rental payments made during the lease term are credited towards the total purchase price, making the transition from tenant to homeowner simple and transparent.
When purchasing a home, the buyer additionally pays for a 600 m² plot of land at a fixed price of USD 30,000, which includes all connected utilities and infrastructure, ensuring full readiness for comfortable living.





Prefabricated Insulated Panel Homes
The homes are constructed from fibre-cement SIP panels with polyurethane insulation, designed to meet the Passive House standard. Each panel consists of a non-combustible fibre-cement board bonded to a rigid polyurethane (PUR) insulation core. Both sides of the panel are reinforced with an integrated glass-cement protective layer, ensuring exceptional durability and structural stability.
These panels can entirely replace traditional exterior cladding and may be used together with specialised anchors. They can also be cast directly into concrete, eliminating the need for formwork removal or the later installation of insulation.

The goal of this project was to create a home composed of three expandable modules, allowing the internal space to grow from 50 m² (two floors) to 150 m² (three interconnected 50 m² blocks). The result is a carefully crafted structure that elegantly combines multiple pitched roofs with a flat roof incorporating solar panels.
An ivory-toned façade at the front, featuring narrow, almost floor-to-ceiling windows, an impressive entrance, and stylish bay windows, immediately sparks curiosity. Built almost entirely from SIP panels and panoramic glazing, the house has a refined, lightweight, modern appearance.

The roof is finished with soft shingles featuring an innovative reflective coating, enabling annual generation of up to 16,000 kWh.

Innovative technology for building modular houses The construction utilizes multiple layers and concrete slabs, resulting in high strength and good insulation of heat and noise. On the outside, a diffusion membrane is placed on the frame, which allows vapor diffusion but prevents the passage of moisture. How to arrange a viewing of a land plot or house?
To arrange a viewing of your preferred house (for purchase or rent) or land plot, you need to schedule a time at least 24 hours in advance and arrive at the Isani metro station in Tbilisi. It is located approximately 12 km from GDB Green Energy Village, with a driving distance of about 16 km. The journey by car takes around 18 minutes. Our driver will meet you at the appointed time and take you directly to the property.
