About the GDB Green Energy Village
Earn USD 0.05 / kWh Every Time You Charge Your Electric Vehicle!

Below is a simple and transparent calculation showing how much will be credited to your card for a full battery charge at a rate of USD 0.05 per kWh, as well as for multiple charging sessions (10 / 30 / 50 / 100 charges).

Assumption:
The calculation is based on a full charge of the listed battery capacity (excluding charging losses — typically 5–10%, which would proportionally reduce the actual payout).

​Owners and tenants of GDB Green Energy Village will be able to benefit from this scheme when purchasing or renting private homes. All other participants can join via the Commercial Leasing Programme or by installing a 35 kW solar power station under the SEG Programme (Smart Energy Grid Programme).

JSC CLASSO Mobile Charge

Starting in March 2026, 26 high-speed MIDA (China) charging stations with capacities of charging stations with capacities of  120 kW and 600 kW will be installed across Georgia and Azerbaijan. The stations will be located at SOCAR (and other) fuel stations, as well as on dedicated sites in Poti and at the “Red Bridge” border crossing (Georgia/Azerbaijan).

These advanced charging hubs will allow passenger vehicles to recharge in as little as eight minutes, while electric trucks over 20 tonnes can be fully charged within one hour.

This initiative will elevate green logistics in the region to a new level and significantly reduce freight delivery costs across the South Caucasus.

The Level of Charging Infrastructure Development in Georgia, Azerbaijan, Armenia, and Turkey

Analytics show that across the South Caucasus region and Turkey, charging infrastructure is currently at differing stages of development. In Georgia, growth is also evident — local operators are deploying charging stations with capacities ranging from 150 kW to 240 kW, particularly along intercity routes.

In Turkey, high-power charging stations are being actively implemented, while in Azerbaijan and Georgia, lower-power stations still predominate, with a gradual shift towards fast-charging hardware.

If the roof owner sells surplus solar energy to the national grid (not directly to customers), uses the energy to charge their own vehicle, or leases the roof for the installation of a solar power station and receives rental income.
In this case, the owner participates in the national Smart Energy Grid / Net Metering Program as a private individual, and this activity is not considered a commercial service.

Preparation of documents

Upon submitting an application, the future homeowner enters into a preliminary agreement, opens an account with Bank Georgia and secures 30% of the selected private home’s price through an irrevocable, funded letter of credit. This letter of credit is released in favour of GDB Green Energy Village only after the ownership certificate for the land plot or the constructed/under-construction private home has been obtained.

This structured process ensures full legal and technical preparation of the property, energy infrastructure, and associated agreements, providing a secure and transparent path to ownership.

Construction and repair

All construction within GDB Green Energy Village is carried out in full compliance with the Passive House Standard​ — a comprehensive system of quality and sustainability principles that governs every stage of development, from structural design to final installation.

Repair and Maintenance Policy


To ensure long-term stability, safety, and compliance with the Passive House Standard, all renovation and repair works of any complexity — including interior finishing, structural alterations, or modernisation — must be carried out exclusively by the Green Village Asset Management Company.

The fixed service rate for repair or renovation is USD 200 per m² (excluding the cost of materials).

We supply fully pre-assembled 50 m² homes constructed from fibre-cement SIP panels with a polyurethane (PU) core, built to the Passive House Standard.

Building element – Target U-values (thermal transmittance):

  • Walls: U ≈ 0.20–0.22 W/m²·K

  • Roof: U ≈ 0.15–0.18 W/m²·K

  • Floor / foundation: U ≈ 0.25–0.30 W/m²·K

Each home is delivered with a detailed assembly protocol and a complete video installation guide, ensuring simple and precise construction.

The home includes a solar power system and a MIDA 22 kW charging station, allowing you to earn USD 0.05 per kWh each time you charge your electric vehicle. If required, our specialists can also provide supervised assembly(installation oversight).

Cost of the home: USD 1,000 per m².

The home can be purchased via a 24-month commercial leasing arrangement with a 30% advance payment. Interest rate: 0%.

Rent of private houses with the option to buy

At our exhibition site, we offer modular private homes from manufacturers in Eastern Europe and Russia, ranging in size from 30 m² to 250 m², with layouts featuring 1 to 3 bedrooms. All homes are designed for long-term use (from 24 months) and provide many of the same benefits available to GDB Green Energy Village homeowners.

 

Custom Modular Homes and GDB Passive House – Made for You!

Choose a modular home ranging from 30 to 250 m² from manufacturers in Eastern Europe, and we will deliver it made to order specifically for you. Delivery time: 2 to 4 months. Payment: via a letter of credit held with the Bank of Georgia. Homes can also be purchased through the commercial leasing programme with a 30% initial payment.

Additionally, you can select a GDB Passive House modular home of 250 m², manufactured by our joint venture using Finnish technology. In 2026, we are launching our own production of the GDB Passive House modular home — 250 m², designed to deliver maximum energy efficiency and sustainability. The house can be fully assembled within three months and is completely ready for occupancy. The 250 m² roof is designed to accommodate a 35 kW solar power station under the SEG Programme.

Price per m²: from USD 1,000.

The purchase is available through commercial leasing with a 30% deposit via the Bank of Georgia, with a 24-month instalment plan at 0% interest. Modular Home Delivery and International Shipping Standards

The delivery of modular homes, including those assembled from prefabricated structural blocks, is designed to ensure maximum efficiency and safety during international transport. Each module or block is factory-produced, pre-finished, and ready for rapid on-site assembly.

For international delivery, modules are typically transported by truck, rail, or sea freight, in compliance with ISO container standards. The maximum dimensions of a single transportable block for international shipping are as follows:

  • Length: up to 12.0 metres (40 feet)

  • Width: up to 2.4–2.5 metres (standard container width)

  • Height: up to 2.8–3.0 metres

  • Weight: generally up to 20–25 tons per module, depending on the structural system and finishing materials

Larger structures can be divided into multiple sections and assembled on-site within 1–3 days, maintaining full structural integrity and energy efficiency in accordance with the Passive House Standard.

Optional delivery includes:

  • On-site installation by a certified assembly team

  • Customs and logistics documentation

  • Transport insurance and tracking

This approach enables homeowners and developers to receive fully functional, eco-efficient housing units anywhere in the world with minimal construction time and predictable costs.

We construct energy-efficient residential and commercial buildings both within GDB Green Energy Village and elsewhere exclusively in accordance with the Passive House Standard.
