The “Income Home” Project in Georgia is a unique construction startup in the entire South Caucasus region, operating under the Passive House Standard. We offer private homes of 50 m² and 150 m² in traditional construction, as well as modern modular homes that allow you to receive a fully ready house in the shortest possible time.

The project also provides an option to rent a home with the right to purchase within 24 months, where rental payments are counted toward the total purchase price — making home ownership both faster and more affordable.

Advanced Construction Technologies in the “Income Home” Project

The technologies implemented in the Income Home Project focus on fire-resistant cement-bonded particleboard (CBPB) structural insulated panels and modular homes, designed and built to the Passive House standard, adapted specifically to Georgia’s climate, seismic conditions, and energy requirements (see “Assumptions”).

 

These advanced construction methods ensure exceptional thermal performance, long-term durability, and minimal energy consumption year-round.

By combining CBPB panels with high-performance insulation—either graphite-enhanced XPS or polyurethane (PUR)—and Passive House principles, the project delivers homes that maintain stable indoor temperatures without excessive heating in winter or cooling in summer. This approach not only reduces environmental impact but also substantially lowers utility costs for residents, contributing to a new generation of sustainable, energy-efficient housing in Georgia.

All houses in the Income Home development are equipped with modern solar power systems rated at 9 kW, 18 kW, or 35 kW, fully compliant with Georgian renewable energy legislation and the national Net Metering / Net Billing scheme (the SEG Programme).

The systems are installed by our own generating company on the rooftops of the houses under the SEG Programme. Bifacial photovoltaic panels allow each home to produce its own clean electricity. Any surplus energy is not simply fed into the public grid; it is purchased by our company, which uses it to charge electric trucks, electric buses, and other electric vehicles, ensuring safe and legal utilisation of the electricity.

The “Income House” Project

GDB Green Energy Village features an integrated infrastructure of pipes and cables that connects all homes into a single energy, water and heating network. This system enables each homeowner not only to consume resources but also to sell surplus electricity and heat to our generating company, SEG Programme Power Grid of Caucasus (Georgia).

Each home receives a comprehensive turnkey package that makes it fully prepared for connection to the village network and for selling surpluses:

  • A house with a complete electrical infrastructure, designed for solar system integration.

  • A solar PV system — panels, inverter, cabling and mounting hardware, all fully installed.

  • A bi-directional smart meter that records both consumption and export of energy.

  • Documentation and a contract with the network operator, ensuring legal connection and authorised resource export.

  • Eligibility for microgeneration programmes (net metering / net billing), allowing automatic accounting and monetisation of surplus electricity.

Thanks to this centralised system, residents gain autonomy, additional income and a sustainable energy model built on the principles of modern green technology.

Offset of Rental Payments Toward Home Purchase (Up to 24 Months)

When renting any property within the “Income Home” Project, the total amount of your rental payments can be credited toward the purchase price if you decide to buy the property within 24 months. This means your rent effectively becomes an advance payment, giving you a flexible path to ownership without losing the funds you’ve already invested.

In addition, you become eligible for mortgage financing through any partner bank and enjoy all GDB Green Energy Village Program benefits — including green energy incentives and exclusive resident privileges.

1. Traditional (Capital) Construction

Traditional construction is the classic approach to building a home using concrete, brick, and other conventional materials.
Advantages: high durability, long service life, and the ability to create fully customized architectural designs.


Disadvantages: long construction time — the building process can take up to 6 months, and finishing or renovationmay require an additional 3–6 months. Moreover, traditional construction often involves significant financial investment and complex permits.

2. Modular Construction

Modular homes are a modern alternative to traditional building technologies.


Advantages: fast assembly — from 2 to 4 months; no need for renovation after installation. Modules are often delivered with ready-made interior layouts, electrical wiring, and engineering systems, so all that remains is to connect the house to external utilities.


Disadvantages: limited options for fully custom architectural designs (depending on the manufacturer).

Modern modular homes are in no way inferior to traditional construction — they offer the same level of comfort, as well as excellent thermal and sound insulation, and visually can look identical to brick or concrete houses.

The Commercial Leasing Program

The Commercial Leasing Program offers a unique and flexible way to own your dream home — whether you prefer a traditionally built house or an innovative modular Passive House, designed for maximum energy efficiency and comfort.

Under this program, homes can be purchased through a rent-to-own agreement, allowing you to live in your new home immediately while your rental payments are credited toward the purchase price.

The “Income House” Project within the GDB Green Energy Village was initiated in response to an urgent need for transformation in the construction sector, spanning from Asia to the South Caucasus and Türkiye. At the core of this shift is the growing demand for energy-efficient homes—buildings that require no active heating in winter and minimal cooling in summer, while simultaneously generating additional revenue for homeowners and tenants.

This transformation embraces green manufacturing, green logistics, and the adoption of innovative, environmentally responsible building materials. For decades, monolithic concrete construction has remained the default standard. However, while other major industries have undergone radical modernisation, construction continues to rely on methods introduced over a century ago.

 

The consequences are declining productivity, rising costs, shrinking skilled labour, inconsistent quality, and persistent unmet demand. Structural Insulated Panels (SIPs) based on fire-resistant cement-bonded particle boards combined with high-performance insulation (graphite-enhanced XPS or polyurethane) offer a modern, high-performance alternative. Each panel consists of a non-combustible CBPB exterior, a rigid high-efficiency insulating core, and protective glass-cement layers on both sides. The result is a lightweight yet exceptionally durable structure with outstanding thermal performance, fully compatible with Passive House-level energy efficiency standards.

CBPB Structural Insulated Panels: Fire-Resistant, Durable, and Passive House-Ready

We manufacture advanced structural insulated panels (SIPs) using fire-resistant cement-bonded particleboard (CBPB) combined with high-performance insulation—either graphite-enhanced XPS or rigid polyurethane (PUR). Both faces of the panels are reinforced with a protective CBPB layer, ensuring exceptional fire resistance, impact strength, and long-term structural stability.

We manufacture advanced SIP panels constructed from a fire-resistant cement-bonded particle board combined with high-performance insulation, including options with graphite-enhanced XPS or polyurethane cores.

 

Each panel is faced on both sides with an integrated fibre-cement protective layer, providing exceptional durability, fire resistance and structural stability. These panels are designed to replace traditional external cladding and can be installed using specialised anchoring systems. Furthermore, they may be cast directly into concrete, removing the need for formwork removal or the subsequent installation of insulation.

It is specifically designed for residential buildings (1–5 storeys) and is well suited to large-scale housing developments in different countries. All panels and structural elements are 100% factory-manufactured, delivered to the site, and assembled into a complete home within just a few weeks.


Homes built with fibre-cement SIP panels are highly durable, with seismic resistance of Grade 7–8, and comply with typhoon resistance Class 16 or 17. They are capable of lasting for centuries with minimal maintenance and without structural issues.

Pre-installed Glass Door That Becomes a Future Internal Opening

In our modular one-storey and two-storey “LEGO-home” system, the building is designed from the outset to allow effortless future expansion. Using high-strength fibre-cement PU panels for both foundations and extensions, homeowners can add an additional 50 m² living module without affecting the structural integrity of the original building.

At the initial construction stage, a full-height glass door is installed on the façade where a future extension is planned. This door functions as a standard exterior opening, providing natural light and access to the outside. When the homeowner decides to expand the living area, the new module is anchored directly to the existing structure using compatible foundation elements and fibre-cement panel walls.

As soon as the extension is completed, the previously external glass door is simply converted into an internal doorwaybetween the two sections of the house. The fibre-cement panel system ensures:

  • precise alignment between the existing and newly added modules;

  • airtight and thermally efficient connections;

  • no need for major demolition or structural reinforcement;

  • a clean, fast, and low-disruption expansion process.

Thanks to the modular design, the new 50 m² section integrates seamlessly with the original home—structurally, thermally, and aesthetically—allowing the building to grow in stages, just like assembling additional parts of a LEGO set.

DESIGN AND ASSEMBLY OF SIP PANELS

We are also specialists in the design and construction of SIP panel homes and commercial buildings. Our experienced team includes architects, designers, structural engineers, planning consultants, and construction managers. When engaging our team for your project, the labour cost (excluding materials) is USD 200 per m², including delivery of panels to the construction site and rental of the necessary equipment.

If you so choose, “Income House” can undertake the design and construction of private residential buildings and commercial properties using SIP Panels, built to Passive House Standard. The cost is calculated at USD 200 per m² on a turnkey basis, excluding the cost of materials, and includes full design services or any required design amendments.

In this arrangement, you may also be eligible to participate in a commercial leasing scheme with a 30% initial deposit and an instalment plan ranging from 12 to 24 months.

Construction and repair

All construction within GDB Green Energy Village is carried out in full compliance with the Passive House Standard​ — a comprehensive system of quality and sustainability principles that governs every stage of development, from structural design to final installation.

Repair and Maintenance Policy


To ensure long-term stability, safety, and compliance with the Passive House Standard, all renovation and repair works of any complexity — including interior finishing, structural alterations, or modernisation — must be carried out exclusively by the Green Village Asset Management Company.

The fixed service rate for repair or renovation is USD 200 per m² (excluding the cost of materials).
