Houses with Solar Generation in the GDB Green Energy Village / Income Home Project
All houses in the Income Home development are equipped with modern solar power systems rated at 9 kW, 18 kW, or 35 kW, fully compliant with Georgian renewable energy legislation and the national Net Metering / Net Billing scheme (the SEG Programme).
The systems are installed by our own generating company on the rooftops of the houses under the SEG Programme. Bifacial photovoltaic panels allow each home to produce its own clean electricity. Any surplus energy is not simply fed into the public grid; it is purchased by our company, which uses it to charge electric trucks, electric buses, and other electric vehicles, ensuring safe and legal utilisation of the electricity.
Under GNERC regulations on micro-generation and net metering, such arrangements are fully legal in Georgia, provided that a contract is concluded between the homeowner and the generating company and that the installed solar system is connected through a bidirectional smart meter. Electricity generation and usage are accurately measured, ensuring transparent energy distribution and financial compensation for any surplus.
Each solar system includes:
-
high-efficiency bifacial photovoltaic panels;
-
a certified grid-tied inverter for SEG network operation;
-
a smart meter for precise import and export measurement;
-
all documentation and contracts required for legal connection to the SEG network.
Innovative reflective roof coatings enhance the efficiency of the photovoltaic panels, increasing annual generation and maximising homeowners’ income.
Together, these technologies create a sustainable, profitable, and future-oriented energy model, where each house is simultaneously part of our internal energy network and a legitimate participant in the SEG Programme.
⚖️ Legal Basis in Georgia
-
GNERC “Regulatory Mechanisms of Micro‑Generators (Net Metering)” — regulates the connection of micro-generation units, the accounting of electricity, and compensation for surplus energy.
-
Micro-generators up to 500 kW may be connected either to the distribution network or under a local power purchase agreement with a licensed generating company.
-
All surplus electricity transactions must be recorded via a bidirectional smart meter, ensuring compliance with SEG rules and transparent accounting.
-
The Law of Georgia on Energy and Water Supply (Articles 68–72) provides for both the export of surplus to the national grid and internal circulation of electricity within licensed schemes.

What is the SEG Programme (Smart Energy Grid Programme)?
We implement our projects in Europe and Asia within the framework of the SEG Programme (Smart Energy Grid Programme), similar to the British SEG, but with a broader scope of implementation (What is SEG in the UK?)
We are creating a new reality in global logistics, where there is a place for everyone! We optimize your expenses for shipping goods between Asia and Europe by subsidizing warehouses and transportation with income from the sale of energy from the SEG Programme (interpretation and globalization of the British Smart Export Guarantee (SEG).
The SEG Programme (Smart Energy Grid Program) is a compensation system for electricity generation, provided that the equipment is installed by our own generating companies, SPPG, including installations on houses in GDB Green Energy Village with roof areas starting from 250 m²:
-
Homes of 300 m²
-
Homes of 400 m²
Any person who installs generation equipment from SPPG receives:
• 30% — rental payment / income from 10 kW of the 35 kW solar station (income for the roof or land owner);
• 70% — generation income from 25 kW for SPPG.
The equipment is installed FREE OF CHARGE, under a roof or land lease agreement.

Additional Details of the SEG Programme (Smart Energy Grid Program)
Surplus energy and/or the entire rental portion can be sold to the [Green CLASSO & EVs Virtual Power Plants] (UK) charging terminal network at a rate of 0.05 USD/kWh, providing a guaranteed income.
Starting in 2026, SEG Program participants will be able to receive income both in traditional currency (USD) and in stablecoins (NFT), at a unified exchange rate, with additional benefits:
-
1 kW / 6 months = USD 150
-
1 kW / 12 months = USD 300
-
1 kW / 24 months = USD 600
-
1 kW / 36 months = USD 900
You decide for yourself the period during which you transfer your generating capacity to the SPPG company, and in return, the company provides you with the equivalent rental payment. After the agreed period ends, the rental payment and all accrued amounts are returned to the roof owner.
After 48 months, lessors (the “SEG Programme Generators”), provided that no insurance claims have occurred, may purchase a license and sell energy from the remaining 70% capacity directly to the [Green CLASSO & EVs VPP]network at a rate of 0.05 USD/kWh.
After 48 months, the equipment will be transferred to the balance sheet of the new insurance company “Insurance and Reverse Insurance” (UK).
Starting in 2026, the insurance company will not only provide payouts in the event of an insured case but will also reward reliability (no insurance claims) by awarding bonus points (Points), which can be converted at the end of the year into cash (USD) or stablecoins (kW/12).
Electricity is sold through the [Green CLASSO & EVs VPP] terminal network at a rate of 0.25 USD/kWh, of which:
-
0.15 USD/kWh — covers operational expenses;
-
0.10 USD/kWh — is directed toward investments in energy and projects that promote green energy development.
A 35 kW solar power station is installed FREE OF CHARGE, subject to installation approval in accordance with the SEG Programme Protocol. The roof area must be at least 250 m².

How Much You Can Earn from EV Charging — Calculation of Payments at USD 0.05 / kWh
Below is a simple calculation showing how much money can be credited to your card for each full battery charge at a rate of USD 0.05 per kWh, as well as for multiple charging sessions (10 / 30 / 50 / 100 charges).
Homeowners and tenants in GDB Green Energy Village can use this model when purchasing or renting private houses.
Other participants can access it through the Commercial Leasing Program or by installing a 35 kW solar power stationunder the SEG Programme.
Condition: The calculation assumes a full charge of the listed capacity (not accounting for energy losses during charging — typically 5–10%, which would proportionally reduce the payout).

Explanation:
-
Formula: Payment = Battery Capacity (kWh) × USD 0.05/kWh.
-
The actual amount may vary depending on charging efficiency, partial or fast charging modes, taxation, and internal transaction fees.
-
For recurring income from charging, calculations usually consider charging sessions rather than full charge cycles.
If you frequently do smaller top-ups, simply multiply the total kWh charged over a period by USD 0.05.

What does the Law say?
No IE (Individual Entrepreneur) registration required:
If the roof owner sells surplus solar energy to the national grid (not directly to customers), uses the energy to charge their own vehicle, or leases the roof for the installation of a solar power station and receives rental income.
In this case, the owner participates in the national Smart Energy Grid / Net Metering Program as a private individual, and this activity is not considered a commercial service.

Smart Export Guarantee (SEG)- UK
Since 2020, the United Kingdom has implemented a government program called the Smart Export Guarantee (SEG).
How it works:
Homeowners install solar panels (or other renewable energy systems).
Any surplus electricity that is not used in the home is automatically exported back to the grid. For every kilowatt-hour (kWh) exported, the energy supplier pays the homeowner a fixed or variable rate. Average rate: from £0.05 to £0.20 per kWh, depending on the company and the type of contract.
