The Passive House concept for private homes for rent or sale

We offer three LEGO-style Passive House home options, with the ability to expand the living space from 50 m² to 240 m², each designed to support a comfortable modern lifestyle. The homes can be rented or purchased on a 24-month instalment plan, with all rental payments fully deducted from the final purchase price.
If desired, we can also offer these homes with a 600 m² land plot for an additional USD 30,000, including utility connections and exclusive benefits within the GDB Green Energy Village ecosystem.

You can choose a home on our land, or we can build one of our homes on your own plot. The only condition is that it will be constructed to the Passive House standard.

Own Production of a 250 m² Modular House by GDB Passive House (Georgia)!
In 2026, we are launching our own production of the GDB Passive House modular home — 250 m², designed to deliver maximum energy efficiency and sustainability. The house can be fully assembled within three months and is completely ready for occupancy. The 250 m² roof is designed to accommodate a 35 kW solar power station under the SEG Programme.
Price per m²: from USD 1,000.
The purchase is available through commercial leasing with a 30% deposit via the Bank of Georgia, with a 24-month instalment plan at 0% interest. This initiative represents an important step towards zero-emission housing across Central Asia and the South Caucasus, combining advanced modular construction technologies, renewable energy solutions, and smart home systems to create a truly sustainable future.
Our plans
Homes made from SIP panels with polyurethane insulation, built to the Passive House standard

We manufacture advanced SIP panels constructed from a fire-resistant cement-bonded particle board combined with high-performance insulation, including options with graphite-enhanced XPS or polyurethane cores.
Each panel is faced on both sides with an integrated fibre-cement protective layer, providing exceptional durability, fire resistance and structural stability. These panels are designed to replace traditional external cladding and can be installed using specialised anchoring systems. Furthermore, they may be cast directly into concrete, removing the need for formwork removal or the subsequent installation of insulation.
The “Income House” Project
In October, we embarked on a partnership with Tiflis Village as part of the "Income House" Project. This collaboration stands as a striking example of how a British leasing company and a Georgian SIP-panel home manufacturer can unite under a shared vision for advancing the construction sector, applying international Passive House standards.
The project has been allocated a 10-hectare site for the first 120 homes.
This partnership exemplifies how like-minded organisations can form cooperatives and build relationships grounded in common values and goals. By combining collective expertise with a shared mission, the Income House project highlights the power of collaboration in creating sustainable, community-focused developments.
