The “Income House” Project
In October, we welcomed a new partnership with Income House — a striking example of how three small construction companies in Georgia, discovered through Facebook, united under a shared vision and secured a 6-hectare plot of land for the first stage of the project bearing the same name.
This collaboration demonstrates how talented people can form cooperatives and become partners based on shared values and goals. By combining their collective expertise and a common mission, the Income House project highlights the strength of partnership in creating sustainable, community-focused developments.
The “Income House” Project:

Offset of Rental Payments Towards Home Purchase (Up to 24 Months)
When renting any property within the “Income Home” Project, the total amount of your rental payments can be credited towards the purchase price if you decide to buy the property within 24 months. This means your rent effectively acts as an advance payment, providing a flexible route to ownership without losing the funds you have already invested.
In addition, you become eligible for mortgage financing through any partner bank and can enjoy all the benefits of the GDB Green Energy Village — including green energy incentives and exclusive resident privileges.
Получите солнечную электростанцию в подарок!

Each 50 m² home features a 9 kW solar PV system on its roof, combined with an innovative panel coating capable of generating up to 16,000 kWh per year!
Centralised Energy and Heat Network of GDB Green Energy Village
Within the village, a unified infrastructure of cables and pipes has been established, allowing each home not only to consume but also to feed surplus energy and heat back for sale.

1️⃣ Electrical Network
-
All homes are connected via a cable network to a central energy distribution hub.
-
Solar PV systems on each home generate electricity.
-
Surplus electricity is directed to a central inverter/hub, then distributed through the village network and onwards to the generating company SEG Programme Power Grid of Caucasus (Georgia).
-
A bi-directional smart meter records both consumption and feed-in of energy.
2️⃣ Heat Network (District Heating)
-
Each home is connected to a centralised pipe system carrying a heat transfer fluid (water or antifreeze).
-
Excess heat from underfloor heating, domestic hot water, or solar collectors is stored in a central heat accumulator.
-
Central pumps redistribute heat across the village, for example:
-
To a communal swimming pool, spa, or commercial facilities.
-
To heat other homes if needed.
-
-
Each home is equipped with a heat meter to record energy supplied and calculate compensation for the owner.
3️⃣ System Benefits
-
Energy efficiency: each home maximises its own energy use, with surpluses directed to the shared network.
-
Financial gain: sale of surplus electricity (USD 0.05/kWh) and heat (1 GEL per [unit? — specify unit for heat measurement]) provides additional income.
-
Comfort and reliability: centralised management ensures stable heating and hot water even when owners are away.
-
Environmental sustainability: reduces consumption of non-renewable resources and minimises energy losses.

What Homeowners and Tenants Will Be Able to Profitably Sell:
-
Electricity (kWh) — Surpluses generated by rooftop solar PV panels.
Measured in kilowatt-hours (kWh) via bi-directional smart meters.
Energy is fed into the village network → and then to the generating company SEG Program Power Grid of Caucasus (Georgia). -
Heat (kWh) — Surplus thermal energy produced by the home’s:
• underfloor heating system,
• domestic hot water system,
• solar thermal collectors.
The heat is transferred into the village’s central district heating network. It is measured in kilowatt-hours (kWh) via heat meters. It may be supplied to:
• the communal swimming pool, SPA, or commercial facilities,
• heating for other homes where required and agreed.

What Is SIP Technology? The Fundamentals of Structural Insulated Cement-Bonded Particle Panels
The “Income House” Project within the GDB Green Energy Village was initiated in response to an urgent need for transformation in the construction sector, spanning from Asia to the South Caucasus and Türkiye. At the core of this shift is the growing demand for energy-efficient homes—buildings that require no active heating in winter and minimal cooling in summer, while simultaneously generating additional revenue for homeowners and tenants.
This transformation embraces green manufacturing, green logistics, and the adoption of innovative, environmentally responsible building materials. For decades, monolithic concrete construction has remained the default standard. However, while other major industries have undergone radical modernisation, construction continues to rely on methods introduced over a century ago.
The consequences are declining productivity, rising costs, shrinking skilled labour, inconsistent quality, and persistent unmet demand. Structural Insulated Panels (SIPs) based on fire-resistant cement-bonded particle boards combined with high-performance insulation (graphite-enhanced XPS or polyurethane) offer a modern, high-performance alternative. Each panel consists of a non-combustible CBPB exterior, a rigid high-efficiency insulating core, and protective glass-cement layers on both sides. The result is a lightweight yet exceptionally durable structure with outstanding thermal performance, fully compatible with Passive House-level energy efficiency standards.
As a technological partner providing integrated construction solutions, we tackle today’s most pressing industry challenges. We create value for our partners by optimising every stage of development—from design and fabrication to on-site assembly. Our cement-bonded particle SIP buildings are engineered for a lifespan of up to 100 years and achieve additional long-term value through integration with the SEG Energy Programme, enabling each home to become a micro-generator of clean, profitable energy.
This represents the future of construction: faster, cleaner, more energy-efficient, and financially intelligent.

Choose a home from 50 m², in increments of 50 m², built from fibre-cement SIP panels, available on a rent-to-own basis.

Option 1

Option 2

Option 3
It is specifically designed for residential buildings (1–5 storeys) and is well suited to large-scale housing developments in different countries. All panels and structural elements are 100% factory-manufactured, delivered to the site, and assembled into a complete home within just a few weeks.
Homes built with fibre-cement SIP panels are highly durable, with seismic resistance of Grade 7–8, and comply with typhoon resistance Class 16 or 17. They are capable of lasting for centuries with minimal maintenance and without structural issues.
Future-Proof Your Home with Fibre Cement LEGO Panels
When you choose a LEGO-style home built from fibre cement panels, we incorporate the necessary parameters from the very start to allow for a future expansion of an additional 50 m².
This means you can plan ahead—your daily life, your dreams, and the development of your plot—without compromises. By designing with growth in mind, your home evolves seamlessly with your needs.

Modular “LEGO-Home” Expansion with Fibre-Cement Panels
Pre-installed Glass Door That Becomes a Future Internal Opening
In our modular one-storey and two-storey “LEGO-home” system, the building is designed from the outset to allow effortless future expansion. Using high-strength fibre-cement PU panels for both foundations and extensions, homeowners can add an additional 50 m² living module without affecting the structural integrity of the original building.
At the initial construction stage, a full-height glass door is installed on the façade where a future extension is planned. This door functions as a standard exterior opening, providing natural light and access to the outside. When the homeowner decides to expand the living area, the new module is anchored directly to the existing structure using compatible foundation elements and fibre-cement panel walls.
As soon as the extension is completed, the previously external glass door is simply converted into an internal doorwaybetween the two sections of the house. The fibre-cement panel system ensures:
-
precise alignment between the existing and newly added modules;
-
airtight and thermally efficient connections;
-
no need for major demolition or structural reinforcement;
-
a clean, fast, and low-disruption expansion process.
Thanks to the modular design, the new 50 m² section integrates seamlessly with the original home—structurally, thermally, and aesthetically—allowing the building to grow in stages, just like assembling additional parts of a LEGO set.
