Passive House Wall Construction in Monolithic Buildings
In monolithic construction, a Passive House wall is built as a highly insulated, multi-layer system designed for maximum energy efficiency and airtightness. The core structure is reinforced concrete, providing strength and durability, while the exterior is wrapped in a substantial layer of insulation (typically 250–350 mm of mineral wool or PIR/PUR) to achieve a U-value of ≤ 0.15 W/m²·K.
Inside, an airtight and vapour-controlled layer — applied render or membrane — creates a continuous airtight envelope. Thermal bridges are eliminated through insulated brackets, thermal breaks, and uninterrupted insulation.
A ventilated or rendered façade is installed over the insulation, ensuring protection from wind and moisture. This construction delivers excellent thermal performance, airtightness up to 0.6 ACH@50 Pa, and consistent indoor comfort throughout the year.
Monolithic Slab Foundation

A monolithic slab is a single, load-bearing foundation structure. Concrete is poured into specialised expanded polystyrene (EPS) forms, which completely insulate the slab from direct contact with the ground. This is the only type of foundation where the load-bearing concrete slab does not touch the soil, achieving the highest levels of thermal resistance. The R-value of such a foundation can reach 15 m²·K/W or higher. This effectively eliminates thermal bridges, frost penetration, and foundation deformation.
The monolithic slab distributes the building’s load across the entire surface rather than on individual segments. Its support area is three to twenty times greater than that of conventional foundations, making it far more resistant to movement, solid, and stable. Traditional foundations inherently create thermal bridges due to structural constraints, whereas a monolithic slab is the only exception, allowing the entire concrete slab to be fully insulated. When properly installed, it has no thermal bridges, offering excellent thermal performance and airtightness in line with Passive House standards.
Preliminary cost calculations have been performed for strip, pile, and monolithic slab foundations. A two-storey private house with a foundation area of 110 m² was used for the estimate. Labour, materials, equipment, and total installation costs for the foundation were all assessed.

Is It All About Energy?
While energy usage is often the first thing that comes to mind when thinking about a net zero home, however, other parameters matter too. Water usage, carbon output, and impact on the environment are also important factors. A true net zero home will be completely energy self-sufficient, will collect its own water, be fully electric with no carbon output, and will use sustainable materials in its construction. Net zero home construction even results in better built homes that last longer due to the higher quality materials used.
Centralised Energy and Heat Network of GDB Green Energy Village
Within the village, a unified infrastructure of cables and pipes has been established, allowing each home not only to consume but also to feed surplus energy and heat back for sale.

All homes are connected via a cable network to a central energy distribution hub.

Solar PV systems on each home generate electricity.

Surplus electricity is directed to a central inverter/hub, then distributed through the village network and onwards to the generating company SEG Programme Power Grid of Caucasus (Georgia).

A bi-directional smart meter records both consumption and feed-in of energy.
2️⃣ Heat Network (District Heating)

Each home is connected to a centralised pipe system carrying a heat transfer fluid (water or antifreeze).

Excess heat from underfloor heating, domestic hot water, or solar collectors is stored in a central heat accumulator.

Central pumps redistribute heat across the village, for example:

To a communal swimming pool, spa, or commercial facilities.

To heat other homes if needed.

Each home is equipped with a heat meter to record energy supplied and calculate compensation for the owner.
3️⃣ System Benefits

The heat is transferred into the village’s central district heating network. It is measured in kilowatt-hours (kWh) via heat meters. It may be supplied to:

• heating for other homes where required and agreed.

Installing Windows in Passive House–Standard Homes

In homes built to the Passive House Standard, window installation is carried out with exceptional precision, as windows are one of the key elements of the building’s thermal protection. Only high-performance window systems with triple glazing and thermally efficient frames are used, ensuring a low U-value and minimal heat loss.
Windows are installed within the insulation layer rather than in the wall plane to eliminate thermal bridges. All junctions are carefully sealed with vapour-control and airtight tapes, ensuring the continuity of the building’s airtight envelope. Externally, wind- and moisture-proof elements are fitted, while reveals are additionally insulated.
This installation method guarantees high energy efficiency, stable indoor temperatures, and the complete absence of draughts — all essential requirements of the Passive House Standard.

How to arrange a viewing of a land plot or house?
To arrange a viewing of your preferred house (for purchase or rent) or land plot, you need to schedule a time at least 24 hours in advance and arrive at the Isani metro station in Tbilisi. It is located approximately 12 km from GDB Green Energy Village, with a driving distance of about 16 km. The journey by car takes around 18 minutes. Our driver will meet you at the appointed time and take you directly to the property.
