In order for us to develop a townhouse residential complex comparable to the Bulachauri project — fully integrated into the GDB Green Energy Village infrastructure — the land plot must be truly exceptional and of the highest strategic and investment value!

We work with landowners under an Investment Agreement, pursuant to which we build two-storey townhouses (80 m²) and three-storey townhouses (120 m² and 240 m²) at a price of USD 600 per m². ​

Lot №1: Bulachauri, Georgia

Location: Scenic Bulachauri village, situated 42 km from Tbilisi by car (approximately 40 minutes). 

Number of townhouses: 63 units – 80 m² (2 floors) and 120 m² (3 floors).

Land plot – 6,144 m². Land plot value: USD 350,000.

In this case, a participant effectively acquires an asset of greater value than its monetary equivalent, making this form of payment strategically advantageous.

  • Articles 477–487 of the Civil Code of Georgia — barter (exchange) agreements;

  • Article 361 of the Civil Code of Georgia — freedom of contract, allowing parties to agree on special terms, including payment in property.

 

These provisions provide a legal foundation for implementing a collaborative model where participants contribute land, services, or intellectual property and receive in return a real share of the constructed property, which often exceeds the cash equivalent. The Civil Code explicitly allows for obligations to be fulfilled by transferring property and grants parties the freedom to define contractual terms.

Market analysis indicates a growing number of non-standard partnership models in real estate, including alliances, joint ventures, and integrated cooperation between landowners, contractors, and specialists. Studies show that projects with payment in the form of constructed property are becoming increasingly popular, as they provide participants with higher real assets, reduce financial risks, and increase the strategic value of their participation.
