Just 15 km from Tbilisi, next to the new Tbilisi–Azerbaijan bypass highway, construction will begin in 2026 on the first of four GDB Green Energy Village communities — a groundbreaking project developed under the SEG Programme (Smart Energy Grid Programme) and built to the Passive House Standard.

This is more than just a residential development — it’s a place where homeowners and tenants gain more than ever before: energy efficiency, sustainability, and long-term value.

Spanning 20 hectares, GDB Green Energy Village will include:

Georgian “Swiss Alps”

The GDB Green Energy Village is organized as a series of multi-level terraces, each defined by its specific ecological and social role. On higher elevations, native tree species with strong soil-retention capacity, such as pine and cypress, are used to stabilize slopes and enhance biodiversity.

 

The mid-level terraces accommodate productive and decorative greenery, including fruit-bearing trees and shrubs that reflect Georgia’s agricultural traditions. At the lower levels, residential and community zones integrate seamlessly with open green corridors, creating a continuous flow between architecture and nature.

Vertical Landscape Planning of GDB Green Energy Village

Due to the diverse geological and hydrological conditions of the site, the vertical landscape structure of GDB Green Energy Village has been carefully planned to reflect a system of ecological adaptation between the natural environment and human habitation. This approach demonstrates a principle of “mutual adjustment” — where the natural landscape and built environment evolve in harmony, both functionally and aesthetically.

This vertical landscape design not only respects the site’s natural topography but also establishes a sustainable foundation for smart living — combining environmental resilience, energy-efficient architecture, and the cultural authenticity of the Georgian landscape. The result is a living ecosystem where technology, ecology, and human life coexist in balance — a modern interpretation of the timeless relationship between nature and design.

Innovative Waste Collection System in GDB Green Energy Village

The master plan for GDB Green Energy Village has been designed to incorporate an automated underground waste collection system. A similar system is already successfully operating at the Barking Riverside development in London.​ Residents of our villages will be able to see how the Envac vacuum waste collection system transforms waste management, making it cleaner, quieter, and more efficient. This is a close collaborative project with Envac, aligned with the vision of creating a “healthy new city.”

GDB Green Energy Village — Southern Part

The southern section of the 20-hectare GDB Green Energy Village serves as the core area of social and commercial infrastructure. It includes an electric vehicle charging terminal, a shopping center, an EV service station, an auto parts store, and an electric car rental hub. Behind the charging terminal lies a zone of commercial properties and five boutique hotels, each covering 1,800 m². A full hectare of the southern area is dedicated to a landscaped green lawn — a space for community gatherings, work, and relaxation.

 

Further north, 6 hectares are allocated for the “Income Home” Project, while 10 hectares are reserved for private homes ranging from 300 m² to 600 m². All buildings in the village are equipped with solar power stations, providing a combined capacity of 6.6 MW, making the southern part of GDB Green Energy Village a model of modern, sustainable living.

We are setting new trends where strategically located JSC CLASSO Mobile Charge stations and multifunctional terminals of the [Green CLASSO & EVs Virtual Power Plants] network (UK) become not just places to charge electric vehicles and electric trucks, but also platforms for active consumer engagement. 

 

In Georgia, the construction of 4 large and 8 small multifunctional terminals of the [Green CLASSO & EVs Virtual Power Plants (UK)] network is planned, with construction set to begin at the end of 2026.

Smart Contactless Shopping 

All terminals of the Green CLASSO & EVs Virtual Power Plants network are equipped with modern contactless stores, inspired by the Amazon Go model. These stores allow residents, employees, and visitors to purchase everyday goods, fresh food, and specialty items without traditional checkout counters or staff. Using advanced sensor technology, computer vision, and AI-based tracking systems, customers can simply take the products they need, and the system automatically registers the items and charges their account.

E-Mobility Rental 

All terminals of the Green CLASSO & EVs Virtual Power Plants network are equipped with electric vehicle rental centers from four major suppliers in China. Renting an electric vehicle costs only USD 5 per day.

 

Moreover, by using an electric vehicle, residents of GDB Green Energy Village can earn USD 0.05 per kWh by charging the vehicle at home. This system not only provides affordable and convenient mobility but also allows residents to generate additional income while contributing to a sustainable, energy-efficient community.

Smart Lawn

A whole hectare is dedicated to the Smart Lawn — a modern reimagining of green urban space. In today’s cities, lawns are no longer just decorative. They become active environments where people work, socialize, have lunch, and relax. The Smart Lawn combines nature, technology, and comfort — a living space that adapts to human rhythm and urban life.

Office and Business Spaces

A total of 25,000 m² — divided into five buildings of 5,000 m² each — is allocated as office and business premiseswithin the GDB Green Energy Village. These spaces are granted as a complimentary asset and income center to buyers of private homes sized 300 m², 400 m², 500 m², and 600 m².

Each building is designed for flexible use — from modern offices and co-working areas to service centers and green tech startups. This approach allows homeowners not only to live sustainably but also to generate stable income, making their property part of a growing smart energy business ecosystem.
